## Glossary

### ARV (After Repair Value)
The estimated market value of a property after rehab is complete. Used in MAO calculations and deal analysis.

### Assignment
A wholesale exit strategy where the investor contracts a property and assigns the contract to an end buyer for a fee, without taking title.

### BRRRR
Buy, Rehab, Rent, Refinance, Repeat. A buy-and-hold strategy that recycles capital by refinancing at the post-rehab value.

### Creative Finance
Any deal structure that does not rely on conventional bank financing — subject-to, seller financing, lease options, wraps, novations, etc.

### Double Close
A wholesale exit where the investor briefly takes title before reselling to an end buyer, used when assignment is not viable (e.g. with novations or large spreads).

### EMD (Earnest Money Deposit)
Money put down by a buyer to demonstrate good faith when entering a purchase contract.

### MAO (Maximum Allowable Offer)
The highest price an investor should pay for a property to hit their target profit, calculated from ARV, repair costs, holding costs, and desired margin.

### Novation
A creative finance structure where a new buyer assumes the contract via a novation agreement, typically used to capture spread on retail-priced properties.

### PSA (Purchase and Sale Agreement)
The binding contract between buyer and seller for a real estate transaction.

### Subject-To (Sub2)
A creative finance technique where the buyer takes ownership of a property "subject to" the existing mortgage staying in place in the seller's name.

### Wholesale
Contracting a property at below-market price and assigning the contract (or double closing) to an end buyer for a fee, without taking long-term ownership.
